Managing Partner

Nicholas Minoia is the Founding and Managing Partner of Diversified Properties. Founded in 2000, Minoia’s leadership has helped Diversified Properties and affiliated entities successfully create dozens of multifamily communities comprising over 10,000 units across N.J., N.Y., Pa., MD and CT and manage an existing portfolio and development pipeline spanning several thousand residential units across multiple properties in three different states. His vision has also brought over 750,000 square feet of office, self-storage, retail, and industrial space to the market since 2000 and today manages a portfolio comprised of over 350,000 square feet of commercial space that is home to over 50 commercial tenants and also includes approximately 1,000 residential units.

Minoia began his career as a project manager for various Manhattan-based real estate developers with projects including a new mid-rise residential tower and a 40-story building at Lexington and 57th Street. He went on to be President of Real Estate Subsidiaries for a Bergen County Savings & Loan institution where he was responsible for loan workouts, liquidation of joint ventures and REO. In 1992, Minoia co-founded Pinnacle Communities, an affiliated Garden Homes Company based in Short Hills, N.J.

With Pinnacle Communities, Minoia oversaw the construction of luxury custom single-family homes, townhomes, and condominium communities as well as the acquisition and development of apartment complexes, office buildings, industrial spaces and retail properties. In 1998, he continued his climb up the corporate ladder becoming President of Westminster Communities, one of the largest private development companies in the Northeast. Under Minoia’s leadership, in just two years, the company was responsible for the construction and development of several thousand residential units which included several large-scale redevelopment projects.

Currently, Minoia serves as a board member for ConnectOne Bank, a chartered New Jersey commercial bank that provides various commercial banking products and services. Included in his role, Minoia serves on ConnectOne Bank’s Corporate Governance and Audit Committee and is also the Chairman of the Loan Committee. In addition, he is a member of the Board of Trustees of RWJBarnabas Health’s Clara Maass Medical Center, a fully accredited acute care facility offering world‐class medical treatment to patients across northern New Jersey. Minoia also serves as a Trustee for the Summit Conservancy, a non-profit organization that creates positive and lasting environmental change.

Throughout his career, Minoia has been recognized as a leading executive in the New Jersey commercial real estate industry as exemplified by his recent selections to NJBIZ’s 2022 Real Estate Power 50 list, ROI-NJ’s 2022 Real Estate Influencer’s list and NJBIZ’s 2023 ICON Honors list among others.

Peter works closely with Diversified Properties’ executive team to manage the firm’s finance department through the addition of new operational workflow efficiencies, the restructuring of manual processes and improving the adoption of the latest real estate and business technologies.

Peter previously served as Chief Financial Officer and Controller with Arete Management, a New York City-based developer of low-income and affordable housing with a portfolio of 18 Low-Income Housing Tax Credit buildings in New York City and over 80 affordable housing, commercial and mixed-use properties in Hudson, N.Y. Peter holds a Bachelor of Science Degree from William Paterson University.

Jon Leifer, Director of Acquisitions and Development, is an acquisitions and development professional who has completed over $1.5Bn in property and debt transactions. With deep asset class experience in industrial, retail, residential, mixed use, and special purpose real estate and relationships spanning the private equity, family office, hedge fund, private lender, and venture capital spaces, Mr. Leifer maintains a focus on placemaking for communities, value creation for investment partners, build-to-suit projects for end users, and liquidity solutions for owners with long held properties or seeking recapitalization to resolve special situations. Mr. Leifer holds a Master’s Degree in Real Estate from the Johns Hopkins University Carey Business School and a Bachelor’s Degree in Urban Planning and Real Estate from MIT.

Mr. Leifer manages all land acquisition and project development efforts for Diversified and its affiliates, which are focused on middle-market projects with the promise to re-envision under-developed land into thriving mixed use commercial and residential environments. In the past, Mr. Leifer has been named by NJBiz as one of New Jersey’s 40 Under 40 All Stars and a Commercial Property Executive Stars to Watch.

Chuck has been involved in real estate for over 30 years since graduating Hamilton College in 1976 with degrees in economics and history. Over that time, he has been largely focused on developing residential and mixed-use projects in the New York metropolitan region. Recently, Chuck was Vice President of Real Estate Development at CareOne, a leading provider of senior healthcare services throughout the northeast and Midwest.

Prior to joining CareOne, Chuck was Managing Director of the Community Development Group for Kaplan Companies, where he successfully implemented a business strategy aimed at capturing redevelopment opportunities within New Jersey’s second and third-tier communities. During his tenure with Kaplan, the company was designated as “redeveloper” on eight projects involving over 3,000 residential units and more than 400,000 square feet of commercial and industrial space throughout the state. Previously, Chuck was a Regional Director at Garden Homes, where he was instrumental in the site acquisition, design and development of more than 2,000 units of multifamily housing in New Jersey and Connecticut.

Steven L. Weinstein, B.S., P.E., LEED AP

Vice President, Land Development

Steven has extensive experience in all aspects of land-use, planning and development including site grading, storm water management, zoning compliance and environmental permitting issues. His vast experience in multi-family residential includes development of low and midrise vertical structures from massing concepts through construction. As a development executive, he has had overall responsibility for real estate projects from concept development through transition. Steven is intimate in code compliance and the development of innovative, cost effective building structures. As a manager, developer and former municipal engineer, Steven has been responsible for development and delivery of on time and on budget construction projects throughout his 30-year career.

Steven’s real estate development experience includes due diligence and design oversight in commercial and residential project approvals. This includes project management, owner’s representation, and professional testimony in front of various municipal, county, state and utility boards, governing bodies and authorities.

Steven is a professional engineer and also experienced in forensic investigations, development of remediation solutions, design, and project management for building and site-related engineering and construction work. His experience includes analysis, design, inspections, and development of repair solutions for site and building components and systems in both residential and commercial construction including low, mid, and high-rise structures.

Steven has received his professional accreditation in the United States Green Building Counsel’s LEED program. This is the nationally accepted benchmark for the design construction and operation of high-performance green buildings. He is well versed in requirements for building LEED certification in current sustainable building construction practices including, site design and renewable energy resources. He holds a Bachelor of Science and Engineering Degree from the University of Vermont.

Evan Brudnicki is an Acquisitions & Development Associate for Diversified Properties. Previously, he served as a Financial Analyst for the company for 1.5 years and has since expanded his role to include development projects.

In his current role, Evan provides analysis support on new developments, acquisitions, and property recapitalizations as well as reviews revenue and expenses for existing properties. Additionally, he creates investment teasers, full investment memorandums, bank financing & loan application packages, and presents financial reports to senior management.

Prior to joining Diversified Properties in 2021, Evan was a Finance and Real Estate Intern for both Peak Point Properties in Pompton Plains, NJ and Marcus & Millichap in Saddle Brook, NJ. Evan majored in Finance and minored in Accounting at William Paterson University. He currently holds a Bachelor of Science Degree in Finance as well as a Master of Business Administration Degree.

Since 1979, Anthony has worked for several of the most recognized builders, contractors and developers in the Tri-State area. Over the past 40 years, Anthony has performed and managed all aspects of the construction and development process ensuring projects are completed on budget and on time.

After studying Civil Engineering at Clemson University and New Jersey Institute of Technology (NJIT), Anthony’s construction career began in the early 80’s with Joseph A. Natoli Construction Corp. Anthony was responsible for all site improvement and building surveying and layout. Anthony continued his career with Garden State Land Group, responsible for all site improvement construction for all projects under construction.

Anthony later became the chief estimator/purchaser for Woodmont Properties before being promoted to Director of Construction and Assistant Project Manager for numerous projects. In early 2000, Anthony partnered with the owner of Garden State Land Group, Joe Millstein, to form the BCM Development Company, a land entitlement and development company.

Anthony started his tenure with Diversified Properties and its related companies in 2013, as Director of Construction and subsequently promoted to VP of Construction. Anthony is responsible for oversight of all construction activities for numerous projects.

At Morris Construction Management, an affiliated Diversified Company, Anthony remains responsible for all construction operations for the company from initial budgeting and forecasting to Certificate of Occupancy.

Regional Property Manager

Kelli-Lynn Francisco is a Regional Property Manager for Diversified Properties. Kelli-Lynn brings with her over 10 years of administrative experience, five years of property management experience and two years of experience managing a team.

She currently manages and maintains two luxury rental communities, consisting of 450 units. Kelli-Lynn is focused on cultivating high quality management/tenant relationships leading to renewal of long-term leases, minimal turnover, high occupancy rates and overall resident satisfaction. Kelli-Lynn’s duties include training and managing our leasing team by setting goals, creating procedures, ensuring proper time management practices are followed, reviewing files for accuracy and handling resident inquiries. Property maintenance duties include managing technicians and vendors by creating schedules, walking the properties and inspecting apartment turnovers and common areas.

Prior to her work at Diversified Properties, Kelli-Lynn was the Leasing Specialist/Property Management Team Member for Landings Real Estate Group in Newburgh, NY; Office Assistant for Camp Smith Range Operations in Cortlandt Manor, NY, and Human Resource Specialist for the NY Army National Guard in Cortlandt Manor, NY.

Kelli-Lynn majored in Business Administration at Dutchess Community College, and received a U.S. Army Human Resource Certification from the School of AG in Fort Jackson, SC.

Regional Property Manager

Michelle Paranzine is a Regional Property Manager for Diversified Properties. She currently manages a commercial portfolio that includes Mars Industrial Park and 350 Main Road in Montville along with two office buildings and a mixed-use residential and retail building in Summit.

Michelle is responsible for all phases of property management for multi-family portfolio, as well as commercial properties. Her goal is to cultivate high quality management/tenant relationships leading to renewal of long-term leases, minimal turnover, high occupancy rates and overall resident/tenant satisfaction. Among her many responsibilities, Michelle also manages technicians and vendors by creating schedules, walking the properties and inspecting apartment turnovers and common areas.

Prior to her role as Regional Property Manager, Michelle was an Executive Assistant for Diversified Properties offering direct administrative high-level support to CEO suite of daily operations in a fast-paced environment.

Before joining Diversified and broadening her skill set, Michelle was a Mobile Solutions Sales Executive for Tangoe, Inc., located in Parsippany, NJ and a Confidential Executive Assistant for the Belleville Board of Education. Prior to that, Michelle spent the majority of her career as a Paralegal for a prominent Real Estate Law Firm in Livingston, NJ, specializing in foreclosures, REOs, evictions and commercial and residential real estate closings.

Michelle holds a New jersey Real Estate License and is certified as a Rental Specialist, SFR (Short Sales and Foreclosure Resource) and is a Notary Public, State of New Jersey.

Nicole Stio

Property Manager

Nicole Stio is a Property Manager, for Diversified Properties, at Summit Court Luxury Apartments. Nicole brings with her 28 years of hospitality and property management experience.

Nicole currently manages and maintains our expanding community in Union, NJ. She prides herself on building relationships with the residents to maintain a high satisfaction and tenant retention rate. Nicole manages a close-knit team with a high standard for keeping their home away from home a wonderful place to work and live. Nicole enjoys welcoming prospects to the property and showing them all the attributes that Summit Court has to offer residents.

Nicole holds a bachelor’s degree in Hospitality/Business from Florida International University and spent two semesters in the Walt Disney World College Program.

Over the years, Nicole has worked for several major hotel brands in Miami/Ft. Lauderdale, New Jersey, and New York City. She has also managed a variety of Condominium Associations and Luxury Apartment Communities.
